A holiday home now, a retirement home later
Most people who buy here are planning across twenty years: weekends in their forties, a place to retire to after that. The plot works for both.
How it usually goes
Years one to three: the land works while you do
Buy the plot and visit through the year while the plantation matures. The trees are already planted, the compound is up, the roads are in and the maintenance team is on site, so your plot is growing into an orchard from the day you sign.
Years three to eight: build
A studio or two-bedroom bungalow with a verandah is enough for weekends and easy to look after. There is an approved construction plan, and an existing 1BHK studio bungalow on site you can walk through before you decide.
Years eight onwards: extend or move in
If the plan is to live here, this is when the house grows. By then you know the seasons, the builders and the neighbours, and the community around you is established.
Why it works for the long term
A town, not a village
Dapoli has a hospital, market, banks, schools and an agricultural university, with Chiplun and Ratnagiri in reach for anything larger.
Water year round
Two farm ponds harvesting around seven lakh litres of rainwater, and a water connection brought to every individual plot.
Access in every season
Tar road right up to the project, wide internal roads and street lighting inside the layout.
People on the ground
An onsite maintenance team, housekeeping and a central kitchen, plus a village community with shops, a school and a temple next door.
Common questions
Is Dapoli a good place to retire?
It has what a retirement location actually needs: a hospital, market, banks, schools and a university in town, larger hospitals at Chiplun and Ratnagiri within reach, and a village community with shops and a temple right next to the project.
Do you have to build straight away?
No. Many buyers hold while the plantation grows, visiting through the year and deciding what they want to build. Because the trees, water and power are already in, your plot is being looked after the whole time.
How are Konkan houses built for the monsoon?
Raised plinth, deep eaves, a covered approach and good drainage. The government approved bungalow construction plan for the project already accounts for all of this, and our onsite team knows the local builders.
Who looks after the house when you are not there?
The onsite maintenance and housekeeping team. That is the practical difference between owning a second home and owning a problem.
